Once a prospective tenant submits an application we perform a very thorough screening to ensure they will be a quality tenant who will care for your property. We verify income, run credit and criminal background checks, get previous landlord references, check eviction databases, and much more. Our screening practices have resulted in eviction rates of less than 1%. We are committed to reducing your liability and ensuring the success of your rental property.

Our goal with rent collection is to ensure that we can process your owner distribution by the 10th of each month.
We make paying rent easy and convenient for your tenants by providing several options for payment. Tenants can pay rent online through their tenant portal and even set up recurring Auto ePayments; they can mail a physical check to our P.O. Box; or they can make a payment by phone if needed. We’ve found that making it easier for tenants to pay rent dramatically decreases late payments and the need for evictions.

There are several types of inspections that are included with your monthly management fee.
Vacancy Inspections: Whenever your property is vacant we inspect the property at least once a week to ensure it is safe and that it looks good for prospective tenants.
Tenant Move-in/Move-out Inspections: Each time a tenant moves in or out of your property we conduct a thorough inspection. The inspection consists of both a written form and plenty of photos. The main purpose of these inspections is so that we can appropriately charge tenants for any damage they cause at the property which is above normal “wear and tear”.
Optional Inspections: The following inspections are optional, but we highly recommend that our clients sign up for these inspections to ensure tenants are properly maintaining the property.
Tenant Occupied Interior/Exterior Inspections: These inspections are conducted twice a year when there is a tenant occupying your property. One is completed in the spring and the other in the fall. We document the interior and exterior condition of the property with a written form and photos. We also follow up with the tenants to correct any lease violations or damages they may have caused.
Tenant Occupied Exterior Inspection: This inspection is conducted once a year when there is a tenant occupying your property. It is completed during the summer months so that we can observe how the tenant is caring for the yard. We document the exterior condition of the property and yard with a written form and photos. Maintenance expenses can be a very frustrating part of rental property ownership for many landlords. This is largely in part because many property owners forget to budget for property maintenance. We recommend that our clients budget between 10% and 15% of the monthly rent for maintenance expenses.
You may spend more or less than this depending of the age of the property, but much frustration can be spared by planning for maintenance expenses. We offer 24 hour emergency maintenance support for our tenants so your property is always protected. Tenants are required to submit any non-emergency maintenance requests online via their tenant portal. When a tenant submits an online maintenance request we are immediately notified by email, as are you. We notify you, as the property owner, so that you can be well informed of any maintenance issues that are going on at your property, but rest assured we will take care of the issue so you don’t have to.

Our pricing is performance based and aligned with our clients’ interests. We don’t charge any set up or start up fees and we don’t get paid until we place a qualified tenant in your property and begin collecting rent. Below is a brief overview of how we charge for our services:
Monthly Management Fee: 8% to 10% of gross rents collected.
Leasing Fee: $450 charged each time we place a new tenant in your property.
Lease Renewal Fee: $150 charged each time we sign a new lease with an existing tenant
Optional Tenant Occupied Inspections: $99 per inspection (we offer 3 per year: Spring, Summer, Fall)

- Schedule Showings using our secure key

number of showings at your property.
- Weekly Listed Unit Report will be emailed
